I own 4 rentals in downtown Baltimore. I used to buy and renovate homes in the 1998 to 2012 time frame. My style was industrial lofts. I rehabbed over 20 properties/units but got caught in the 2007/2008 banking situation and stuck with homes. I still have four as rentals.

I was / am a Licensed Real Estate Agent and Licensed Contractor in Maryland but I moved out of state in 2012 with health issues. I have been managing properties remotely with the support of someone who used to work for/with me for 2 decades doing maintenance and turnovers when I could not return to do those. He was a contractor and jack of all trades and able to do maintenance and cleaning too. He is getting out of the support services business and I’m looking for a replacement or several contacts that I can use for replacement. . I am looking for responsible people with painting and basic trade skills and tools and varying levels of vehicles who are interested in working efficiently when needed and learning from someone who has a lot of background maintaining homes.
I am looking for one or multiple people with the mix of skills and abilities below. I realize i may end up with two or more primary contacts for support. If you have a lot of these but not others please clarify what you have and can / can not do.

Rate - Hourly rate expected to vary between $30 and $60 per hour depending on job and duration.
Hourly vs flat rate - Most / all work will be paid by the hour. It’s rare that I would ask for job quotes.
Travel time - in general I’m expecting to pay for travel time, but consciously trying to minimize that is important to me. and needs to be to you as well.
Minimum job amount - typically around $60 but may be less if it’s just for a very quick check in to confirm or verify something or do 15 min of work. That makes sense when you realize I want someone local or who works in an area and may just need them to check on something quickly that takes 5 minutes. That is a rare situation as I ask my tenants to work with me and get details before dispatch, but it does happen rarely.
Payment methods - Payments are made to you via checks and/or bank transfer via Zelle and typically within 3 days of bill if not faster. No other cash apps or payment methods used.
Billing - you can bill via email. No formal letter head required

Below is a list of skills i’m looking for presented in a specific order of importance for my current needs. First and foremost, I need a good painter who can do some cleaning and rental turnovers and basic property management and maintenance support. If that person can do more advanced work or is coachable with tools, that’s better or i’ll need a second support person/group.

Painting - good interior and exterior painting skills and ability to work from a ladder if needed. No (major) fear of heights.
Cleaning - the ability to do general or detailed home cleaning with duster from top down, proper brooms and dustpans, some type of vacuum, windex and other basic cleaners I can advise of.
Basic maintenance - a bucket of hand tools and cordless drills and the ability to do basic maintenance with my support and youtube
Carpentry - basic carpentry skills (Cordless circular saw, drill, oscillating tool, grinder with metal blade, speed square, and ability to cut and screw in 2x4s and sheet goods) that can be used if needed with my remote support
Basic Electrical and plumbing knowledge - basic knowledge or aptitude to learn and follow directions if provided. Im very knowledgeable in the area, so often times just need hands there to do the work.
Metal cutting - -ability to use a cordless grinder with thin cut wheel if needed
Spray Foam - bonus if you understand how to use a spray foam gun and keep it working. As a maintenance person, carpenter and painter that is a magical tool
Floor care - bonus if you have any background in maintained and refinishing wood floors
Roofing - bonus if you have any flat roof experience or other. If you have painting, carpentry and maintenance skills you can be coached through many roofing tasks
Other Factors
Vehicle - Lockable van with ladder rack ideal as first vehicle, as it means you can lock up tools and material and carry 8-12’ material if needed. Pickup truck or box truck second. Not a deal breaker if you have neither but need to specify maximum length and size of material you can carry easily.
Your living Location - Lives within 15 minutes of Camden Yards / Baltimore Train station /or is in that area multiple times a week for other work. Stable house rental/ownership history.
Coachable and Honest - you are okay with getting and taking advice and making mistakes and you are honest if you fubar something.
Communication - respects timely written communication. Typically responds in a few hours or faster and if busy lets me know when I might hear back. Considers 1 day for a response, a long delay and 2 days excessive. Uses email as primary tool or can use it if prompted via text. Ideally, has a desktop or laptop computer and can type such that drafting a decent email with photos and details of issues or problems may be easy, but may be able to work with you as long as you can get and read emails on prompt and you can create emails with photos and videos attached to document issues. Simply texting photos and details not enough as harder for me to create records from those.
Support from others - You have the ability to bring in at least one helper if not several when the task calls for it. It can be someone from task rabbit or other but in that case, you must have ability to feel comfortable bringing them in and/or managing them and/or allowing me to add them to your work flow.
Good Credit - have personal credit score of 700 or above (and yes, this is very relevant to me)
Public Footprint - you have some type of website or internet presence somewhere stating the business you are in. (task rabbit, personal website, linked in, facebook) -- and this need not be your “dream work”.
Using hand skills to support artistic endeavors - i value highly people who are using hand skills to support the pursuit of more artistic work that my not currently pay the bills.
Vacations - You may go out of town some, but in general you are not leaving town for weeks or months on end regularly - such that when you are needed you might be available within a time relevant to address work
