Thank you for reaching out for clarification. The additional counter space storage is for office supplies & equipment. First floor circulation has not changed from existing. We are aware of the ADU/Guesthouse regulations. Mr. Canary has a Realtors and Contractors license in Baltimore Maryland (where he still holds properties and conducts business), as well as multiple online ventures. The purpose of the remodel project is to create a home office space and reclaim the Dining room for it's intended use.

Hello Mike,

 

There seems to be some concern with your second story remodel.  The office with wetbar seems to have an under-counter refrigerator and with additional counter space having 4 GFCI.  What is the additional counter space needed for?  Does there continue to be interior circulation with the first floor?  If so, a second kitchen would not be allowed in one single family dwelling.  This parcel is located in the Coastal Zone; and therefore, an ADU is not allowed and a guesthouse would require a Coastal Administrative Permit.   Please clarify what the remodel is.  Thank you.
